"Spec" Loans

 

"Spec" construction loans are for building Investment or "Spec" homes for the purpose of re-selling them.

Owner Builder 101 has currently suspended its Spec Loan programs to focus lending on primary residences.

However, for your general information about spec financing, please feel free to read the information below.

Construction loans for Investment, or "Spec" properties are very difficult to obtain. Depending on your qualifications, we can offer Spec construction financing for single family, duplex, or 3-4 unit properties.

Generally speaking, strong income, credit and assets are required for Spec financing.  

There is no 100% Spec Financing that we know of, unless you have enough equity in the subject land to cover any required down payment for the construction loan.
