A word of thanks to you and your staff for all your help with my construction to permanent loan. As you probably know, owning your own business can make it very difficult to obtain financing at reasonable terms, if at all.
Your stated income construction to permanent loan program was just what I needed. I receive my income from a variety of sources and my tax returns really don't paint the best, most accurate, picture of my financial health. I have always worked hard to maintain my credit scores and some savings, but when I talk to bankers, all they care about is my reported income. I actually spoke to one guy, who was a "hard money" lender, who said he would do the construction loan for me -- if I put 40% down and paid him a $20,000 fee. All that for the privilege of borrowing money at 17% interest.
Your program was what I thought had to be out there for folks like me. Normal rates and only 5% down. And all I had to do was show you proof that I was self-employed. No tax returns, no nonsense.
I am almost finished building and it looks like I will move in next month. Your help with my budget was right on, by the way. I would have been about $25,000 under budget if you had not helped me review the bids and insist I bump up a couple items. Thank you. As it is, I will end up with right at $90,000 equity on my $470,000 house - an incredible return on the investment I have made into this project.
I highly recommend your program to anyone who is seeking to build their own home or even have a contractor build one for them. Your service and professional acumen are superior to anyone I have ever worked with in the mortgage industry. And you have the right programs to make it all come together.
