Our house is done and we have moved in. After a year of planning and building, we asked ourselves one question: Was it worth it? The answer is a resounding YES. Not only did we get to be our own contractors and build the house exactly the way we wanted, we ended up with $108,345 in equity.
Your help was the reason we were so successful. Right from the start, you made sure we properly budgeted by getting multiple bids from sub-contractors and convinced us that the cheapest guy upfront is not always the best deal. We made sure we got good referrals and went with the best combination of price and quality. Great advice!
The entire loan process went as smoothly as we could have imagined. You kept us on track and we closed right on time. Besides all your help, we really liked the fact that we didn't have to make payments while we built. That little benefit really made a difference for us. Making our mortgage payment plus the interest payment on the new house would have really stretched us thin. Instead we were able to live comfortably in our own home while we built our new one.
One other nice thing was the way your draws worked. It was great being able to stay in control of the money instead of having it go right to the contractors. A couple of times, we caught our subs asking for money before we thought they were done. Not a big deal, but it was nice knowing we held the cards and were able to just tell them no payment until the work was completed. And since the draws came quickly, we never had a problem. I think that this saved us a couple of potential headaches.
Down the road we may do this again. But for now we are going to enjoy our new home. When time comes, we hope we can work with you again.
